We often get asked the question, “What is the best time of year to sell my home?” In the Arizona market, there are buyers and sellers every month of the year, but we tend to see more activity starting in the spring. In most years, the high selling season starts in March or April and we start to see a tapering of sales in June or July. Since homes generally take 30 days to close escrow, those that sold (closed) in March probably found their buyer in February.
According to the National Association of REALTORS, 2013 Profile of Home Buyers and Sellers, 92% of Home Buyers use the internet in their home search. Trulia, one of the “big 3” real estate websites, analyzed consumer search data from January 2007 to December 2012 to create a great interactive chart that illustrates typical monthly search traffic, relative to the state’s annual average.
It’s important to remember that the Phoenix real estate market does not have the dramatic drop off in sales during the non-peak months that one might find in other markets so no worries if your plans cannot accommodate a spring home sale. There are buyers and sellers every month of the year!
