What is a Buyer-Broker Agreement?
The buyer and broker enter into a written real estate agreement defining the legal relationship. This contract explains the roles and responsibilities of both parties, and details what services the broker will provide.
Why is it important?
The Buyer-Broker Agreement outlines the obligations of the broker, any broker-agent involvement and the responsibilities of the buyer. In other words, it clearly states what the expectations are of all parties and the exclusive nature of the interaction—namely that the buyer(s) may not retain more than one broker and the broker may only charge a set commission. Such agreements generally run several months to a year and cannot be revoked except for extenuating reasons specified up front.
