Spoke with Janell. Her client chose 18197 Tara. She mentioned they had toured many homes, including several new builds that would have been a much better value with lower monthly payments. However, her client felt that Tara simply felt like “home.” Janell noted that the colors in the home are similar to their current residence, and they enjoy spending time on their back patio watching TV. This property’s enclosed porch appealed to them because it allows them to do the same without the sun shining on the screen. Our listing was their second choice, but ultimately, they went with Tara. She mentioned the carpet was in poor condition, so they negotiated a credit for replacement.

Daniel's feedback on 11/10: "That particular home had a pool and a 3CG along with the great room concept but the best part was it had almost like an suite style space for their son who is handicapped and he would feel like he had his own place but yet living at home" November 3 I spoke with Dan to request feedback on the property showing on Arbor. Dan mentioned he planned to complete his feedback later that afternoon. Recap I asked whether his clients had decided on a property, and he shared that they had not yet made a decision. Dan noted they had seen about 10 homes on Saturday, which made it difficult for him to recall the property specifically. He also mentioned they planned to view 11 additional homes in the West Valley on Tuesday, November 4. Next Steps Dan committed to completing feedback this afternoon.

The home showed really well. The only feedback was some slight road noise. They’re hoping to rent out their current home so they don’t have to make a contingent offer. They already have their down payment saved, so they don’t need funds from the sale of their home. The only variable is whether the lender can qualify them, so they’re reconnecting with him to confirm their situation. It's is still on their short list.

I spoke with Nora at Freedom Mortgage. They no longer accept faxes; therefore, the authorization must be uploaded to the borrower’s portal via the message center. Once uploaded, it will take 24 to 48 hours to be processed. The extension for the assumption department is 1363.

I have submitted online forms to Dolphin Pools (
https://www.dolphinpools.us/thank-you/) and Maricopa Pools (https://maricopapools.com/).

Additionally, I reached out to Randy Bogard and Heith Reade to discuss loan programs that can include the cost of a pool into the first mortgage.

I also left a message for Jennifer, the agent who showed the property, to discuss her client’s purchase. I intend to explore whether the option to install a pool would be appealing to her buyers.

Agent Outreach (Call)

I spoke with Jennifer, the agent who recently showed your property. Her clients are relocating from out of town, and this was their first visit to the market. Initially, they were interested in condos in Gilbert due to their preference for very low maintenance.

However, they later decided to explore properties in Maricopa, still seeking a low-maintenance backyard, which led them to your home. While they absolutely loved your property, their preferences shifted after viewing a home with a pool, and they are now exclusively considering homes with pools.

I asked Jennifer if her clients would be interested in a turnkey solution to install a pool at your property. She indicated that this could be appealing to them.
